What the owner needed.
A managed flip: a 1956 home whose attached garage had already been converted into living space. Finish that space as a complete studio casita with its own entrance, kitchen and bath, renovate the main house, and sell the property as 4 bedrooms / 3 baths.
- Renovated the existing garage conversion into a complete studio casita
- Private entrance, full kitchen and full bath in the casita
- Quartz countertops, stainless appliances and tile backsplash
- Wood-look vinyl flooring throughout
- New outlets and light switches, wired for smart-home use
- Tankless water heater installed
- Covered patio, block fencing and a private yard
The unit already existed when we took the job; our team renovated it. The garage had already been converted; the team renovated it into a complete studio casita.
The project's own plan is not published. This is the concept layout for a garage conversion of similar use, to show the arrangement.
Every garage conversion has its own problem list: tying new plumbing into old lines, panel capacity, slab and ceiling height on conversions, matching the roofline on additions. We are writing up the specific ones from this job and will add them here.
What the casita did at resale.
The cleanest evidence for a casita is what the finished home sells for. This one sold in July 2025 for $399,000, in a neighborhood where Redfin puts the median sale at $221 per square foot.
$399,000 over the 1,289 sq ft the appraiser counted.

Not a new high on price. Of 42 three-bedroom-or-larger single-family sales within a mile in the six months before it closed, three closed higher: $455,000 for a fully rebuilt five-suite multigenerational home, $420,000 and $414,000. This home ranked about fifth and sold at full list, $399,000. On the square footage the appraiser counted (1,289) that is $310 per foot, and on the assessor's 1,228 it is $325, both well above the Maryvale median; the main-house figure is what a buyer paid for a house with the studio treated as a bonus. Sale confirmed on the Maricopa County Assessor parcel record (APN 107-31-012, deed recorded July 15, 2025).

One sale is a data point, not a statistic. The math page puts both of our sales against the neighborhood and the target areas page ranks every Valley neighborhood by the same measure.
What the numbers do and do not say.
The conversion was part of a whole-home renovation. The published renovation budget covers the entire house, so it is not the cost of the conversion.
The appraisal counted 1,289 sq ft of living area; the converted garage was not included in the main-house total.
