The objective

What the owner needed.

A guided flip for an investor: take a 1970 single-story home that already had an attached two-bedroom, one-bath unit with its own kitchen, renovate the house and the unit to the same standard, and sell it on the MLS as a five-bedroom, three-bath property with a self-contained casita.

What Desert Wolf performed
  • Renovated the existing attached casita: 2 bedrooms, 1 bath and a full kitchen, finished to match the main house
  • Finished the home as 5 bedrooms / 3 baths
  • Two new A/C systems with separate controls, so the casita is conditioned independently
  • New windows, cabinets and quartz countertops in both kitchens
  • 48 recessed lights and smart ceiling fans throughout
  • Double French doors, new interior and exterior doors
  • Updated plumbing with a tankless water heater
  • New luxury vinyl flooring, interior paint and updated bathrooms

Construction challenges

Every attached living space has its own problem list: tying new plumbing into old lines, panel capacity, slab and ceiling height on conversions, matching the roofline on additions. We are writing up the specific ones from this job and will add them here.

One sale is a data point, not a statistic. The math page puts both of our sales against the neighborhood and the target areas page ranks every Valley neighborhood by the same measure.

Budget

What the numbers do and do not say.

The casita was part of a whole-home renovation. The published renovation budget covers the entire house, so it is not the cost of the casita.

A casita-only cost for this project has not been separated from the whole-home work, so none is shown. The whole-home renovation budget published on our Projects page was $78,000, covering the entire house. For what a casita like this costs today, we quote after a site visit; the budget guidance explains the components.
