Foundations in Arizona: Slab, Stem Wall, and Post-Tension

The foundation is the part of a home you never see and can’t afford to get wrong. In Arizona, foundation design is shaped as much by the ground as by the building on top of it — a lot of the Valley sits on soils that swell and shrink with moisture. Why Arizona soils matter
Much of the Phoenix metro — from Surprise and Buckeye out through the West Valley — contains clay-rich or otherwise expansive soils. These soils absorb water and swell during monsoon season or from irrigation, then dry out and shrink in the heat. That constant movement puts stress on anything built on top of it. Left unaddressed, expansive and low-strength soils are a leading cause of foundation cracking, uneven floors, and sticking doors.
That’s why foundations here are engineered, not guessed. A geotechnical (soils) report is commonly ordered for new construction to identify soil type and bearing capacity, and the foundation is then designed to suit. The goal is a foundation stiff and strong enough that the soil can move underneath without dragging the home with it.
Slab-on-grade
The most common residential foundation in Arizona is slab-on-grade — a single, continuous slab of concrete poured directly on prepared ground. Because the Valley rarely freezes, there’s no need for the deep frost footings used in colder states, which makes slab-on-grade both practical and economical here.
A typical slab-on-grade build involves:
- Grading and compaction so the soil beneath is stable and even.
- A vapor barrier to limit moisture rising through the slab.
- Footings thickened around the perimeter and under load-bearing points.
- Reinforcement — either steel rebar in a grid or post-tension cables.
- The pour, followed by curing time before framing begins.
Slab-on-grade keeps the home low to the ground and works well on relatively flat lots, which describes much of the West Valley.
Stem wall foundations
A stem wall foundation separates the footing from the floor. A footing is poured, short concrete or block walls (the stems) are built up from it, and the interior floor slab sits within — often on compacted fill. You’ll see stem walls used where a lot slopes, where the home needs to sit higher above grade, or where the design calls for it.
Compared to a monolithic slab, stem wall foundations involve more steps and typically more cost, but they offer flexibility on uneven lots and can make it easier to route and later access certain utilities. On a sloping parcel in the foothills or a lot with drainage concerns, a stem wall is often the better engineering answer.
Post-tension slabs
The post-tension slab is a slab-on-grade reinforced with high-strength steel cables (tendons) running through it. After the concrete is poured and has cured to a specified strength, those cables are tensioned — literally tightened — which compresses the slab and helps it resist the pulling and cracking forces that expansive soils create.
Post-tension slabs are extremely common in Arizona new construction for good reason:
- They handle soil movement well. The compression keeps the slab acting as one stiff unit rather than cracking apart as the ground shifts.
- They can bridge minor inconsistencies in the soil below.
- They’re efficient for the large, open slabs modern homes use.
There’s a practical homeowner note that matters long after move-in: you generally should not cut or core into a post-tension slab — for a plumbing repair, a safe anchor, or a remodel — without knowing exactly where the tendons run. Cutting a tensioned cable is dangerous and expensive. If you’re remodeling a home on a post-tension slab, that’s a conversation to have with your contractor before anyone starts drilling.
Reading foundation problems
Whether you’re buying a home or evaluating a flip, a few signs point to possible foundation or soil movement:
- Stair-step cracks in block or stucco, or wide cracks in the slab.
- Doors and windows that stick or won’t latch squarely.
- Floors that feel sloped, or gaps opening between floor and baseboard.
- Separation at wall-to-ceiling corners.
Hairline cracks are common and often cosmetic; concrete shrinks a little as it cures. But wide, growing, or patterned cracking deserves a professional look.
