Key Concepts — Know Before You Calculate
MAO — Max Allowable Offer

The highest price you can pay for a property and still hit your profit or ROI goal. This calculator gives you a goal-based MAO from your exact numbers AND the industry standard 70% Rule MAO — and recommends the lower of the two for safety.

ARV — After Repair Value

What the property will be worth after all renovations are complete — based on comparable sold properties in the same neighborhood. This is the most important number in any flip. Juan runs a custom ARV algorithm from real Phoenix flip data — ask us to run it before you buy.

The 70% Rule

A quick heuristic: never pay more than 70% of ARV minus rehab costs. MAO = (ARV × 0.70) − Rehab. It's a rough floor, not a guarantee — this calculator replaces it with a precise model, but we always show both so you can compare.

Hard Money vs. Conventional

Hard money loans close fast (days, not months) and are asset-based — but they carry higher interest rates (10–14%), origination fees (1–3%), and points. This calculator models all three. Jesus sources hard money loans across his lender network to get you the best rate before you commit.

Holding Costs — The Silent Killer

Every month you own the property costs money: taxes, insurance, utilities, loan interest. A 6-month flip at $1,500/mo in holding costs is $9,000 gone before you sell. Most investors underestimate these. Enter every line item — the calculator shows total holding cost automatically.

The $1,500 Flat Listing Fee
